FSBO Deal Tracker scans For Sale By Owner listings across up to 28 US metro areas and scores each one for investor distress signals. It extracts seller contact info, tracks price cuts, detects overgrowth via satellite imagery, and provides AI-powered deal analysis.
Each listing is scored on five signal categories:
Keywords (0–40 pts): Terms like "must sell", "as-is", "motivated seller", "estate sale", "handyman special" in listing descriptions.
Photo AI (0–25 pts): Computer vision (Claude Haiku) detects deferred maintenance — peeling paint, overgrown yards, boarded windows, damaged roofs.
Price/Value (0–20 pts): Ratio of list price to tax-assessed value. Below 0.80x scores highest.
Days on Market (0–10 pts): Listings stale beyond 90 days signal motivated sellers.
Price Cuts (0–5 pts): History of reductions tracked over time.
Up to 28 CBSA metro areas: Charlotte, Nashville, Tampa, Atlanta, Philadelphia, Houston, Dallas, Detroit, Orlando, Raleigh, Jacksonville, Memphis, Indianapolis, Columbus, San Antonio, Pittsburgh, St. Louis, Kansas City, Cleveland, Lexington, Knoxville, Columbia, Chattanooga, Birmingham, Little Rock, Akron, Greensboro, Winston-Salem.
FSBO: For Sale By Owner — sold directly by homeowner, no agent.
